Prices are up about 35% year-on-year, driven by the Dangote Refinery, the Lekki Free Trade Zone, the Deep Sea Port, and the coastal highway. Why Ibeju-Lekki became the axis everyone talks about

Four things happened in the same decade, in the same place. The Dangote Refinery — Africa’s largest — started operating. The Lekki Free Trade Zone filled with manufacturers. The Deep Sea Port opened. And the Lagos-Calabar Coastal Highway put tarmac through the middle of it.

That’s not speculation — that’s employment, logistics, and access arriving together. It’s also why land that sold for ₦2M in 2016 is a different number entirely today.

Worth knowing: these are asking-price ranges across listings and estates, not valuations. The same “Ibeju-Lekki plot” can differ by ₦20M depending on whether it’s inside a serviced estate with a C of O or raw land with an excision claim. Title status moves price more than distance does.

The three questions that decide whether a plot is worth it

1. Is it inside a genuine estate, or just near one?

Marketers sell “Ibeju-Lekki land” that’s actually raw bush 15km from anything, priced as though it sits inside a serviced scheme. Ask for coordinates and check the actual distance to the nearest tarred road and to the estate they’re name-dropping.

2. What exactly is the title?

C of O and Governor’s Consent are strongest. A properly gazetted excision is workable. “Excision in progress” with no file reference is a promise, not a title — and it’s the most common thing sold in the ₦8–14M band. Our titles guide explains what to demand for each.

3. Is it dry land — and will it stay dry?

Where the remaining upside is

Straight answer: the easy multiples already happened. Someone who bought in Bogije in 2018 has made their money. What’s left is more ordinary — but still real:

  • Outer Ibeju toward Epe (₦8–14M): the last bracket where infrastructure is still arriving rather than already present. Longest hold, most verification required, best remaining upside.
  • Coastal highway proximity in Akodo/Eleko: Section 2’s completion is the near-term catalyst.
  • Rental-yield plays in Awoyaya/Sangotedo: the workforce from the refinery and FTZ needs housing. Building for rent here beats holding raw land, because land earns nothing while you wait — see the rental math.

Ibeju-Lekki is probably the most-marketed axis to diaspora buyers in Nigeria — which cuts both ways. There are genuine, well-run estates here, and there are outfits whose entire business is selling renders to people who can’t visit. The difference is verifiable documents and independent inspection.
