In October 2026 a 50kg bag of cement sells for ₦12,000–₦15,000 (~$8.70–$10.90), a 9-inch block in Lagos is ₦750–₦950 (~$0.55–$0.69), and a Lagos mason earns ₦14,000–₦18,000 a day (~$10–$13). Iron rods are the one bright spot, flat to slightly cheaper at about ₦900,000–₦1,100,000 a ton (~$655–$800). Standard construction still runs roughly ₦215,000–₦310,000 per square metre (~$156–$225) in Lagos. (Figures at ₦1,375/$, October 2026.)

Material prices: Q4 2026 (Lagos market averages)
Cement and blocks are up again, steel has eased, and haulage-heavy items like sand stay expensive because diesel sits at ₦1,700–₦1,900 a litre. Here’s every line, with the change against our Q3 (July 2026) figure.

Worth knowing: prices vary a lot by city. In October 2026, one national index put Dangote cement at about ₦11,500 a bag in Abuja and ₦11,875 in Kano, against an estimated ₦15,000 in Lagos. Imported items like rods and roofing sheets cost more away from the ports. Always get a dated, same-week quote before a bulk purchase.
Labour rates: daily wages, Q4 2026
Skilled labour costs more than our Q3 tracker showed. A Lagos mason now earns about ₦14,000–₦18,000 a day, and electricians and plumbers charge more again.

Pay by milestone, not by the day, for whole jobs like blockwork, roofing and tiling. Daily rates suit supervision and general labour. And budget 10–15% on top of labour quotes for transport, feeding and idle days when materials arrive late.
What this means for your budget
At current prices, a standard-finish build in Lagos costs about ₦215,000–₦310,000 per square metre (~$156–$225). That figure comes from our full duplex costing. Why prices moved this quarter
Three things drove Q4. First, cement stayed high despite a regulator’s probe. On 18 August 2026 the Federal Competition and Consumer Protection Commission (FCCPC) said its investigation had found possible price manipulation, after bags rose from about ₦9,300–₦9,700 in January to ₦13,000–₦15,000 in some places by July. A 1 September market report showed the big brands back at about ₦12,000, a moderation rather than a fall. Second, steel eased as the naira firmed to about ₦1,375/$ in early October, down from roughly ₦1,400 in late August. Third, diesel at ₦1,700–₦1,900 a litre keeps haulage dear, which is why sand, granite and blocks cost so much more delivered than at the pit. One thing to watch: the Central Bank cut its policy rate from 26.5% to 23% in September, which may slowly ease borrowing costs for developers.
Five ways to beat the index
- Buy cement and rods in one or two bulk purchases, not weekly retail trips. Ask for depot or wholesale prices, which run well below retail.
- Mold your own blocks on site if your project needs 5,000 or more. You control the cement ratio (stronger blocks) and cut the dealer’s margin and delivery cost.
- Buy steel now if your structure is close. Rods are the one major input that eased this quarter, and steel follows the naira.
- Compare sourcing outside Lagos. Cement in Abuja or Kano was quoted 15–20% below Lagos in October; the maths works if your site is off the Lagos corridor.
- Hold 10% contingency, always. Every quarter this tracker has existed, at least one material has jumped by double digits.
