Most Nigerian agents paste every listing into twenty groups and hope. There’s a better way. A broadcast list sends a private message to up to 256 contacts at once, but only people who’ve saved your number receive it. A group is a shared conversation where everyone sees everyone. A channel is one-way: unlimited followers, their numbers hidden. Use a channel for listings, broadcast lists for warm leads, and small groups only for buyers in one development. Broadcast list vs group vs channel: the quick comparison
Each tool suits a different job. The table shows the differences that matter to an agent.
| Broadcast list | Group | Channel | |
|---|---|---|---|
| Who receives it | Contacts on the list who saved your number | All members | Anyone who follows |
| Size | Up to 256 per list (unlimited lists) | Large groups, but they get noisy fast | No follower cap |
| Replies | Come to you privately | Everyone sees them | Followers can react or vote, not chat |
| Privacy | Recipients don’t see each other | Members see each other’s numbers | Followers’ numbers hidden |
| Best for | Warm leads, past clients | One development’s buyers, your team | Your public listings feed |
| Spam risk | Low if contacts opted in | High if you add people without asking | Low (people choose to follow) |
How do WhatsApp broadcast lists work?
A broadcast list sends the same message to many contacts, and each person gets it as a normal one-to-one chat from you. WhatsApp’s Help Center sets the rules:
- Up to 256 contacts per list, and you can make as many lists as you like
- Only people who’ve saved your number receive the message. Everyone else silently gets nothing
- Replies come back to you privately, not to the whole list
- Broadcast lists aren’t available on WhatsApp Web or desktop, only on your phone
- Some countries are getting a monthly broadcast limit, rolling out gradually
That saved-number rule catches agents out. If your lead hasn’t saved you, your broadcast never arrives. So when you first chat with a lead, ask: “Please save this number so you get new listings first.”
Worth knowing: in some countries WhatsApp now offers paid “business broadcasts” in the Business app, charged per delivered message by the recipient’s country, with free messages for Meta Verified subscribers. It’s rolling out to limited countries. If you see it in your app, the price shows before you pay (WhatsApp Help Center).
Smart lists for agents: make separate lists by need, not one giant list. For example “Renters, Mainland, under ₦3M”, “Land buyers, Lekki-Epe” and “Diaspora buyers”. Then every message is relevant, people reply instead of blocking, and you stay well clear of spam reports.
When should an agent use a WhatsApp group?
Use groups when people genuinely need to talk to each other: buyers in one estate getting construction updates, your team coordinating inspections, or landlords in a building you manage. Don’t use groups as a listings dump.
Two hard rules. First, ask before you add anyone. Adding strangers to groups is one of the fastest ways to get reported. Second, remember every member sees every other member’s number, which buyers abroad in particular don’t love.
Posting in other people’s property groups
Nigeria has thousands of “Lagos Properties” and “Abuja Land” groups. If you post in them:
- Read the group rules and stick to the posting days
- One listing per post, with real photos and a real price
- Never post the same flyer in fifty groups at once. Forwarding limits exist (see WhatsApp’s forwarding limits), and mass forwarding looks like spam
- Answer questions in public so you look like the expert, then move serious buyers to private chat
How do WhatsApp channels work for estate agents?
A channel is a one-way feed. You post; followers read, react and vote in polls, but can’t reply in the channel. According to WhatsApp’s channel privacy page, followers can’t see each other, admins can use a separate admin profile so their personal number isn’t shown to followers, and anyone can see the last 30 days of updates. Channels aren’t end-to-end encrypted, so treat everything you post as public.
That makes a channel ideal as your public listings feed. Put the channel link in your Instagram bio, on signboards and in your WhatsApp greeting. People follow without handing you their number, which removes the main reason they hesitate.
Watch out: because channel posts are public, never post addresses of occupied homes, client names or documents. Share the area and estate, and give exact locations privately to serious buyers.
The setup we recommend for a Nigerian estate agent
- One channel as your public listings feed, posted to daily
- Three to five broadcast lists split by need, for warm leads who saved your number
- Small groups only where people need to talk: one per development, one for your team
- Status for daily visibility with everyone who has your number (see our 40 Status ideas)

What most comparisons leave out
Consent is now a legal issue, not just manners. Under Nigeria’s Data Protection Act 2023, people can object to their data being used for direct marketing at any time, and once they do you must stop. Practically: only broadcast to people who asked for listings, honour every “please remove me” at once, and never buy contact lists. Our guide to why agents’ WhatsApp numbers get banned covers this in detail.
Share something buyers actually want. Our free Land Verification Checklist is a useful first post for any new channel or broadcast list, and it positions you as the careful agent.
Frequently asked questions
How many people can I send a WhatsApp broadcast to?
Up to 256 contacts per broadcast list, and you can create as many lists as you like. Only contacts who have saved your number receive the message.
Why are some people not receiving my broadcast messages?
Almost always because they haven’t saved your number. Ask them to add you to their contacts and future broadcasts will arrive.
Is a WhatsApp channel better than a group for listings?
Usually, yes. A channel has no follower cap, hides followers’ numbers and keeps your listings feed clean, while a group fills with other people’s messages. Use groups only where members need to talk to each other.
Can people reply to my WhatsApp channel?
Not in the channel. They can react to updates and vote in polls. Add a line asking interested buyers to message your business number directly.
