40 WhatsApp Status Ideas for Estate Agents That Bring Enquiries (2026)

WhatsApp Status is the shop window most Nigerian agents waste. Only people who’ve saved your number can see it, which makes those viewers warm leads already, and each update disappears after 24 hours, so posting daily is normal rather than spammy. The mix that brings enquiries is roughly two listings, one proof post and one useful tip a day, not ten flyers in a row. Below are 40 ideas in five groups and a weekly plan. (Status rules checked against WhatsApp’s Help Center, October 2026.)

Why WhatsApp Status works for estate agents

Status reaches people who already have your number: past clients, people you met at inspections, landlords, other agents. WhatsApp’s Help Center confirms you can’t share Status with everyone, only with your contacts (or a chosen subset). So every view comes from someone who could refer you or buy from you. Look, that’s a warmer audience than any Facebook ad.

The flip side: if nobody has saved your number, nobody sees your Status. So every time you meet a lead, ask them to save your number. Put “Save this number to see new listings on my Status” in your greeting message.

1. Listings (10 ideas)

  1. A 15-second walk-through video, front door to back, with the price and area as text
  2. “Just listed” with three photos: frontage, living room, kitchen
  3. One room per day for a big house (a mini series that brings people back)
  4. Total move-in cost broken down: rent, agency, legal, caution. Buyers love honesty
  5. “Under ₦X in [area]” round-ups: three options at one budget
  6. Land: a drone or phone video walking the boundary beacons
  7. The view from the balcony or the street, which photos usually miss
  8. Power and water details: prepaid meter, estate generator hours, borehole
  9. “Price reduced” with the old and new price (only if true)
  10. “Still available?” poll asking viewers to reply YES for the inspection schedule

2. Proof (8 ideas)

  1. Handing over keys (photo of keys and door, with the client’s permission)
  2. A screenshot of a client’s thank-you message, name hidden
  3. Inspection day: a short clip of you showing buyers round (faces only with consent)
  4. “Let this week”: a simple tick list of what you closed
  5. Before and after of a renovated flat you manage
  6. Your LASRERA certificate or registration number
  7. A survey or title check in progress (documents blurred)
  8. A review from Google, if you have a Google Business Profile

Watch out: never post a client’s face, name, documents or payment receipts without written permission. Blur plot numbers on survey plans too. Fraudsters screenshot Status.

  9. How to check a flood-prone street before renting

What not to post

  • Other agents’ photos or listings you don’t have permission to market
  • “Sold” claims that aren’t true
  • Prices you know are fake, just to get calls
  • Client documents, faces or payment proof without written consent
  • Fifteen flyers in a row with no context

How to turn Status views into enquiries

End most listing updates with a clear next step: “Reply INSPECT for Saturday’s slots” or “Reply with your budget.” When replies come in, label them and answer with a quick reply. Our WhatsApp scripts for estate agents show what to send next to turn a reply into a booked inspection.

Frequently asked questions

Who can see my WhatsApp Status?

Only your contacts, or a subset you choose in your Status privacy settings. WhatsApp doesn’t let you share Status with everyone, so people must have saved your number to see it.

How long does a WhatsApp Status last?

24 hours, then it disappears. That’s why daily posting is normal on Status.

How many Status updates should an agent post a day?

Two to four is a good range: one or two listings, one proof post and one tip. Posting much more tends to make viewers tap past without reading.

Can I see who viewed my Status?

Yes, unless a viewer has read receipts turned off. Treat repeat viewers of a listing as warm leads and message them politely.
