Suburbs in Nigeria (2026): 10 Best for Remote Workers, With Rents

A suburb in Nigeria is a residential town or district on the edge of a big city, where people live and commute in, like Mowe and Ibafo outside Lagos, or Bodija in Ibadan. Suburbs usually mean cheaper rent and more space than the city centre, but longer commutes and patchier services. If you work from home, you skip the daily commute, so what matters most is power, internet and rent. The cheapest suburbs on this list rent a 2-bedroom flat from about ₦300,000–₦500,000 a year (~$220–$360); Ajah, the priciest, runs ₦1.5M–₦3.5M (~$1,080–$2,530). (Listing prices, September 2026; dollar figures at ₦1,385/$.)

Updated September 2026: we’ve re-checked every rent figure against current listings, because the old numbers on this page were out of date.

Ranges come from current listings and move a lot with the building: a new, fully serviced 2-bedroom can cost double an older one on the next street. Always add agency, legal and caution fees on top.

1. Mowe / Ofada, Ogun State

2-bedroom rent: about ₦400,000–₦1.2M a year (~$290–$870). To Lagos: 45 minutes to an hour, traffic permitting.

Mowe sits right on the Lagos–Ibadan Expressway, so you get Ogun prices with a realistic trip into Lagos when you need one. Newer estates around Ofada are quieter and more spacious. Check the specific estate’s power arrangement before you sign, because supply varies a lot street to street.

2. Ibafo, Ogun State

2-bedroom rent: about ₦300,000–₦900,000 a year (~$220–$650). To Lagos: about an hour.

Ibafo, including Asese, is one of the cheapest options this close to Lagos. It’s busy near the expressway and calmer in the estates behind it. It’s an easy drive up to Abeokuta for weekend trips.

3. Abeokuta, Ogun State

2-bedroom rent: about ₦400,000–₦2M a year (~$290–$1,440). To Lagos: about 1.5 hours.

The Ogun State capital gives you a full city (shops, hospitals, universities, Olumo Rock) at a fraction of Lagos rent. Budget flats in older areas sit at the bottom of the range; newer estates like Obasanjo Hilltop sit at the top.

4. Sagamu, Ogun State

2-bedroom rent: about ₦800,000–₦2.5M a year (~$580–$1,810). To Lagos: about an hour.

Sagamu sits at the interchange of the Lagos–Ibadan and Sagamu–Benin roads. New estates along the expressway are pushing rents up, so compare a few before you commit.

5. Ajah, Lagos (Lekki axis)

2-bedroom rent: about ₦1.5M–₦3.5M a year (~$1,080–$2,530). To Victoria Island: 45 minutes to 1.5 hours, depending on traffic.

Ajah is the priciest suburb here, but you’re still in Lagos, with the Lekki corridor’s shops, schools and internet options. Parts of Ajah flood in heavy rain, so inspect in the rainy season. See our list of flood-prone areas in Lagos.

6. Ikorodu, Lagos

2-bedroom rent: about ₦300,000–₦1M a year (~$220–$720). To central Lagos: about an hour, longer at peak times.

Ikorodu is one of the cheapest places to rent inside Lagos State, with a ferry terminal that can beat road traffic. Rents vary widely: older flats sit near the bottom, new builds in estates near the top.

7. Ijebu Ode, Ogun State

2-bedroom rent: from about ₦360,000 a year (~$260). To Lagos: about 1.5 hours.

A long-established town with low living costs and a strong community feel. There are few online listings, so expect to find most flats through local agents and word of mouth.

8. Bodija / Jericho, Ibadan, Oyo State

2-bedroom rent: about ₦1M–₦2.5M a year (~$720–$1,810). To Lagos: about 2 hours.

Bodija and Jericho are among Ibadan’s established, quieter residential areas, close to the University of Ibadan and good for families. They’re pricier than most of Ibadan, but still far below Lagos’s comparable areas.

9. Mokola, Ibadan, Oyo State

2-bedroom rent: about ₦500,000–₦600,000 a year (~$360–$430). To Lagos: about 2 hours.

Mokola is central and busy, with shops and transport on your doorstep, and it’s one of the more affordable parts of Ibadan for a 2-bedroom flat.

10. Ogbomoso, Oyo State

To Lagos: about 2.5 hours.

Ogbomoso is the furthest and quietest option here, with low living costs. We couldn’t find enough current online listings to quote a reliable 2026 rent, so ask local agents for several quotes and compare.

What most suburb lists leave out

  • Power is street by street. Ask neighbours how many hours of supply they actually get, and price in solar or a generator. See our guide to what solar costs for a home.
  • Test the internet on the spot. Run a speed test on your phone for each network in the actual flat before you pay.
  • The rent is not the total. Agency, legal and caution fees commonly add a large share on top of the first year’s rent.
  • Buying instead of renting? Many of these areas sit in Ogun State, where land titles work differently from Lagos. Verify before paying.
