A useful POP ceiling quotation names the ceiling system, measured area and included work. A price per square metre without those details cannot tell you what the completed room will cost. Decorative edges, recessed lighting and painting may sit outside that headline rate.
Start with the rooms you want to finish and the design you actually intend to build. A photograph can communicate the look, but it does not specify the framing, board or plaster system behind it.
What does the installer mean by POP?
Ask for the proposed system in writing. A quote for cast plaster components is not automatically equivalent to one for gypsum plasterboard on framing. Local marketing labels can blur that distinction. Request the product names, support system, joint treatment and finish.
For bathrooms or other moisture-exposed spaces, ask the designer and installer to select a suitable complete system. A product described as moisture-resistant is not a licence to ignore leaks or use it outside its published conditions.
Measure the ceiling, then record the details
List rooms separately, with ceiling area, height, proposed levels, perimeter features and access requirements. A flat rectangle and a multi-level feature ceiling can have the same plan area but different work quantities.

Worked example: read the units carefully
Suppose an installer measures a 20-square-metre ceiling and prices the main system at NGN 8,000 per square metre. That line is NGN 160,000. If separately priced features total NGN 35,000, painting NGN 25,000 and access/protection NGN 10,000, the example total is NGN 230,000 before any other exclusions.
These numbers are invented for arithmetic, not a current Nigerian rate guide. Replace each with a written quote. Do not add an item twice if the main rate already includes it.
Why quotes for the same room differ
One installer may include a fully painted ceiling; another may stop at an unfinished surface. One may price electrical work; another may allow only for openings. Resolve these differences before comparing totals.
Request a drawing or marked-up reference for decorative work. Specify where the price is based on area, linear length or a counted item. A single photograph with “do this” beside it leaves too much room for disagreement.
Five questions before accepting
- What named ceiling system and manufacturer instructions will be followed?
- What is included in the rate, and what is separately measured?
- Who coordinates wiring, lights and access for future maintenance?
- What checks happen before the ceiling is closed?
- How will visible defects and incomplete work be recorded and resolved?
Agree the payment stages and inspection points in the appointment. If work already installed above the ceiling needs testing or inspection, coordinate that before it becomes concealed.
Can a simpler design reduce the bill?
Ask for two quotations using the same base specification: one plain option and one decorative option. The difference then shows the price of the design choices. It is more useful than comparing unrelated installers’ pictures and headline rates.
Also ask how each option affects access to services and future repair work. An elaborate ceiling may look appealing while making an otherwise routine maintenance job harder.
Common questions
How much for a three-bedroom house?
The installer needs measured ceiling areas and a room-by-room specification. Bedroom count alone cannot establish the scope.
Does the ceiling price include lights?
Only if the quotation says so. Separate fittings, wiring, controls, installation and openings.
Where should technical requirements come from?
