Why Estate Agents’ WhatsApp Numbers Get Banned (and How to Avoid It)

For a Nigerian estate agent, a banned WhatsApp number means every lead, landlord and half-closed deal gone overnight. Bans usually follow the same few habits: using unofficial apps like GB WhatsApp, adding strangers to groups, mass-forwarding flyers and messaging bought contact lists, all of which lead people to block and report you. If it happens, you get one shot: tap Request review in the app. WhatsApp says most reviews finish within 24 hours, and if there’s no review button, the ban is final. Why do WhatsApp numbers get banned?

WhatsApp bans accounts that break its Terms of Service or business policies, and spam is the big one. WhatsApp’s page on Business app bans names spam, selling prohibited items and putting users’ safety at risk. In practice, the trigger is usually people blocking and reporting you after messages they never asked for.

The 6 agent habits that get numbers banned

HabitWhy it’s riskyDo this instead
Using GB WhatsApp, FM WhatsApp or other “mods”WhatsApp names these as unofficial apps that can get you temporarily or permanently bannedUse only the official WhatsApp Business app
Adding people to groups without askingStrangers leave and report the group and youSend an invite link and let people choose
Mass-forwarding the same flyer to dozens of chatsLooks like spam; forwarding limits exist for this reasonPost once on your channel or Status
Messaging bought or scraped contact listsRecipients block and report; WhatsApp treats harvesting numbers as abuseBuild your own list of people who asked
Sending the same message to hundreds of new numbers in a daySudden bulk sending from a new number is a classic spam signalGrow slowly; message people who contacted you first
Ignoring “please stop”That person’s next step is the report buttonRemove them immediately and say so

The GB WhatsApp problem

Many agents use GB WhatsApp for features like auto-reply or hiding “online”. WhatsApp’s page on unofficial apps is blunt: apps such as GB WhatsApp, FM WhatsApp and TM WhatsApp violate its Terms of Service, may carry malware, and can get your account temporarily or permanently banned. It also warns that chat history backed up on an unofficial app may not transfer. Everything those mods offer that an agent actually needs (auto-replies, labels, quick replies) is in the free official Business app. See our WhatsApp Business setup guide.

Watch out: if you switch from GB WhatsApp, back up what you can first, then uninstall the mod completely before installing the official app and re-registering your number.

What to do if your WhatsApp Business number is banned

  1. Read the message. A ban shows “This phone number can’t use WhatsApp” with an option to request a review.
  2. Tap Request review once, if the option is there. WhatsApp says most reviews are completed within 24 hours, and you can check the status in the app.
  3. Don’t pay anyone who promises to unban you. WhatsApp states that third-party services can’t ban or unban a Business account, and contacting WhatsApp outside the review process won’t speed it up.
  4. No review button means the ban is final. You’ll need a new number, so tell your clients through your other channels.
  5. If you had Meta Verified, note that a banned account automatically loses its subscription.

A temporary restriction is different: it lifts by itself after a set time. Use that time to stop whatever triggered it.

How to protect your pipeline before anything goes wrong

  • Back up chats to Google Drive or iCloud in Settings.
  • Keep your leads somewhere else too. A simple Google Sheet with name, number, area, budget and stage means a ban costs you a phone, not your business.
  • Have a second way to reach you: email, a listings page, an Instagram account.
  • Use a channel and Status for listings instead of forwarding. Our guide to broadcast lists, groups and channels explains the safer setup.
  • Ask leads to save your number. People who saved you rarely report you, and only they receive your broadcasts anyway.

What most ban guides leave out: Nigerian data law

Spam isn’t only a WhatsApp problem. Under section 36 of the Nigeria Data Protection Act 2023, a person can object to their data being used for direct marketing at any time, and once they object you must stop. For agents that means three simple rules: market only to people who asked, keep a note of when and how they opted in, and remove anyone who says stop, at once. That’s good law and good business: the agents who respect it get fewer reports and more referrals.

This is general information, not legal advice. If you’re building a large marketing list, speak to a lawyer about your obligations.

Frequently asked questions

Can a banned WhatsApp Business number be recovered?

Sometimes. If the app shows a Request review option, tap it; WhatsApp says most reviews finish within 24 hours. If there’s no review option, the ban is final.

Will GB WhatsApp get my number banned?

It can. WhatsApp lists GB WhatsApp among unofficial apps that violate its terms and can lead to temporary or permanent bans. Switch to the official WhatsApp Business app.

Can someone unban my WhatsApp for a fee?

No. WhatsApp says only WhatsApp can ban or unban a Business account, and third-party services can’t. Anyone charging to unban you is likely a scammer.

How many messages can I send before WhatsApp bans me?

There’s no published safe number. Bans follow reports and spam-like behaviour, not a simple count. Message people who contacted you or asked to hear from you, and you’re unlikely to have problems.

Is it legal to send property adverts to people on WhatsApp in Nigeria?

Only with care. Under the Nigeria Data Protection Act 2023, people can object to direct marketing at any time and you must then stop. Get consent first and honour every opt-out.
