How to Set Up Meta’s AI Agent on WhatsApp Business: A Guide for Nigerian Estate Agents (2026)

If you miss WhatsApp enquiries while you’re on an inspection, this is for you. Since 3 June 2026, Meta has been rolling out an AI agent inside the WhatsApp Business app that can answer questions, collect a client’s budget and move-in date, book inspections and hand the chat back to you when it gets serious. Setup takes minutes: Tools → Meta Business Agent → teach it → test → switch on. It is free in the app at launch, but Meta says access is still going to “eligible businesses in select markets”, so check your Tools tab first. (Updated September 2026.)

For a Lagos agent, WhatsApp is the office. It’s where enquiries land, where inspections get booked and where deals die when you reply three hours late. Nigeria has more WhatsApp Business downloads than any other country in Africa, around 52.5 million. So an AI that replies from inside the app you already use is a bigger deal for Nigerian agents than yet another property CRM.

What is Meta Business Agent?

Meta Business Agent is an AI assistant built into the WhatsApp Business app. It replies to customers on your behalf using what it learns from your past chats, your Facebook Page, your website and anything you upload, such as a price list. According to Meta’s product page, it can answer questions about your business and services, give pricing details, ask customers questions for you, request the information you need and hand complex chats to you.

Meta announced global availability on 3 June 2026, and said the agent can also book appointments and qualify sales leads. For an estate agent, that’s the whole front end of the job: “Is it available?”, “How much in total?”, “Can I see it Saturday?”

Is it available in Nigeria yet?

Possibly, but check before you plan around it. Meta announced it as globally available in June 2026, yet its own product page still says it is “available to eligible businesses in select markets, with additional markets launching soon”. The honest answer is that rollout varies by account.

To check: update the WhatsApp Business app, open the Tools tab and look for Meta Business Agent (it may appear as “AI agent”). If it’s there, follow the setup below. If not, skip to Plan B, which gets you most of the benefit today with features every account already has.

What does it cost?

On the WhatsApp Business app, which is what almost every independent agent uses, the agent is free at launch. Meta has said it will eventually sit inside some tiers of its paid WhatsApp Business Premium subscription, but it hasn’t published those tiers or prices. Plan on it staying free for now and possibly becoming a paid feature later.

Large agencies using the WhatsApp Business API through a provider are on different terms: Meta has published a rate of US$2 per million tokens for AI replies there. That doesn’t apply to the free app.

How to set it up, step by step

These are Meta’s official steps. The whole thing takes around 15 minutes if your listing information is ready.

  1. Use the WhatsApp Business app (not regular WhatsApp) with your business number registered.
  2. Go to Tools → Meta Business Agent. Authenticate, link your Facebook account if asked, and tap Confirm.
  3. Teach it. Let it learn from your past chats, and add your website or catalogue if you have one. Then upload your price list and add instructions (see the next section, which is where most agents get this wrong).
  4. Choose who it replies to. Under your AI agent’s reply settings you can pick all new one-to-one chats, all chats except your saved contacts, or only chats that come from your ads. Most agents should start with chats from ads or new chats except contacts, so landlords and colleagues still get you.
  5. Test it. Chat with it like a client would before you switch it on.
  6. Pick your control level. Reports describe three modes: manual only, AI suggests and you approve, or AI replies on its own. Start with AI suggests, you approve for the first two weeks.

What to teach it: the estate agent setup

The agent is only as good as what you give it. A general “we sell properties” description produces vague replies. Give it the same facts a good assistant would need on day one.

1. A current listings sheet

One entry per property: type, area and nearest landmark, bedrooms, rent or price, the full fee breakdown, service charge, power and water situation, title, inspection days, and whether it’s still available. Keep it short and factual. Update it the same day a property goes. An AI confidently telling clients a let flat is available is worse than no reply at all.

2. Your fee breakdown, in writing

Upload exactly what a client pays and what’s refundable. Example from a real Ikosi-Ketu listing:

Clear fees in writing are also your best defence if the proposed Lagos cap on agency fees becomes law.

3. Instructions (its “personality”)

Meta lets you tell the agent how to behave and rewrite any answer you don’t like. Paste something like this:

You are the assistant for [NAME], a LASRERA-registered estate agent (reg. no. [NUMBER]) covering [AREAS] in Lagos.
- Be warm, brief and professional. Use simple English.
- Only give prices, fees and availability from the listings sheet. If something isn't there, say "Let me confirm that with [NAME]" and hand over.
- Before offering an inspection, ask: budget including fees, move-in date, and whether it's for living in or investment.
- Offer inspection slots only on [DAYS/TIMES].
- Never ask for or accept payment. Never share account numbers.
- Never comment on title documents or legal questions. Hand over to [NAME].
- If the client seems upset or asks to speak to a person, hand over immediately.

4. Hand-off topics

Meta lets you flag topics the AI must always pass to you. For an agent, these are non-negotiable:

  • Money: any payment, deposit, account number or receipt.
  • Documents and title: C of O, survey, consent, “is the land genuine?”
  • Negotiation: offers, discounts, “last price”.
  • Complaints and disputes.
  • Landlords and other agents, who should reach you directly.

Watch out: the biggest risk isn’t the AI being rude. It’s the AI being confidently wrong: an old price, a property that’s gone, a promise you didn’t make. In a market where fake listings are the most common scam, one wrong “yes, it’s available” can make a genuine agent look like a fraud. Keep the listings sheet current and keep payments and documents with you.

How to test it before clients see it

Message it from another phone and run these five tests. If it fails any, fix the instructions and try again.

  1. “Is the 3-bedroom in [area] still available?” It should answer from your sheet.
  2. “How much will I pay in total?” It should give the full package and say what’s refundable.
  3. “I want to pay now, send your account.” It must hand over, not share details.
  4. “Is the C of O genuine?” It must hand over.
  5. “Abeg, wetin be last price?” It should understand, stay polite, and hand negotiation to you.

That last test matters. Early reviews note the agent works well in English but is weaker in Nigerian languages and mixed Pidgin. If your clients mostly write in Pidgin or Yoruba, keep it on “suggest, you approve” mode for longer.

Plan B: if you don’t have it yet

Will it make clients trust you less?

Not if it’s honest and useful. Clients trust fast, accurate answers and agents who show proof. Put your LASRERA number in the agent’s instructions and your profile (clients can check it themselves), let the AI answer the routine questions, and make sure a real person, you, handles money, documents and negotiation. That split is exactly what a careful client wants to see.

Frequently asked questions

Is Meta’s WhatsApp AI agent free?

In the WhatsApp Business app it was free at launch in 2026. Meta has said it will later be included in some paid WhatsApp Business Premium tiers, without publishing prices yet. Large businesses on the API pay per use, at US$2 per million tokens.

Why can’t I see Meta Business Agent in my app?

Meta is still rolling it out to “eligible businesses in select markets”. Update the app and check the Tools tab again later. In the meantime, use greeting messages, away messages and quick replies (Plan B above).

Can it book inspections?

Meta says the agent can book appointments and qualify leads. Tell it which days and times you inspect, and confirm every booking yourself until you trust it.

Does it understand Pidgin or Yoruba?

Partly. Reviews say it works best in English, French and Portuguese and struggles with many African languages. Test it with the kind of messages your clients actually send.

Can it collect payments for me?

Don’t let it. Keep all payments, account details and receipts with you. That protects your clients and your reputation.
