Most Nigerian property deals start in a WhatsApp chat, so your WhatsApp Business setup is really your shop. Done properly it takes one evening: a complete business profile, a catalog with one item per listing, labels that track every lead from first message to closing, up to 50 quick replies for the questions you answer daily, and honest greeting and away messages. The app is free; only paid extras like business broadcasts cost money. (Feature details checked against WhatsApp’s Help Center, October 2026.)

Here’s the thing: buyers don’t judge you by your website. They judge you by how fast and how clearly you answer on WhatsApp, and whether your number looks like a real business or a personal line with a cartoon profile photo. This guide covers the setup. For what to say once leads arrive, use our 12 WhatsApp scripts that book inspections, and to let AI answer the routine questions, see our guide to Meta’s AI agent on WhatsApp Business.
WhatsApp or WhatsApp Business: which should an estate agent use?
Use the WhatsApp Business app for your property work. It’s free, it runs alongside regular WhatsApp on the same phone (with a different number), and it adds the tools an agent needs: a business profile, catalog, labels, quick replies and automated messages. Regular WhatsApp has none of these.
| Feature | WhatsApp Business | |
|---|---|---|
| Business profile (address, hours, website) | No | Yes |
| Catalog of listings | No | Yes |
| Labels to sort chats | No | Yes |
| Quick replies | No | Up to 50 |
| Greeting and away messages | No | Yes |
| Cost | Free | Free (paid extras optional) |
Worth knowing: keep a separate number for business if you can. A dedicated line means you can hand it to an assistant later, your family chats stay private, and if the business number ever has a problem your personal one is untouched.
How to set up your business profile
Fill in every field. Buyers check your profile before they trust you, and WhatsApp uses your profile details to create ready-made quick replies for your address and hours.
- Name: your real trading name, such as “Ade Bello Properties”, not “Landlord Plug 24/7”.
- Category: Real Estate.
- Description: the areas you cover, what you handle (sales, rentals, land) and your LASRERA registration number if you’re a registered Lagos agent.
- Address and hours: an office address if you have one, and the hours you actually reply.
- Photo: a clear logo or a professional photo of you.
- Website and email: even a free listings page helps. Buyers abroad want to see you exist outside WhatsApp.
Being verifiable matters more than ever. Lagos is cracking down on unregistered agents, and careful buyers now check. See how buyers verify a Lagos estate agent.
How to use the catalog for property listings
Make one catalog item per property. According to WhatsApp’s Help Center, each item needs a unique title and at least one image, and can carry more photos and videos, a price, a description, a link and a product code. Prices are only available in some countries, so if the price field doesn’t show for you, put the price in the description.
A listing item that works:
- Title: “3-bed flat, Ikosi-Ketu, ₦4.5M/yr” (location and the key number in the title)
- Photos: living room, kitchen, bedroom, toilet, frontage, in that order
- Description: bedrooms, toilets, power (prepaid meter? estate generator?), water, parking, title or tenancy terms, total move-in cost
- Product code: your own reference, like LAG-031, so you can match enquiries to listings
Group items into collections such as “Rentals, Mainland”, “Land, Ibeju-Lekki” or “Off-plan”. When a sold or let property comes off the market, delete it the same day. A catalog full of gone listings looks like the bait-and-switch buyers fear most.
Watch out: only list properties you have permission to market, with your own photos. Reposting another agent’s pictures is how fake listings spread, and buyers who spot it will block you.
How to use labels as a free mini CRM
Labels let you tag every chat by stage, so nothing falls through the cracks. Create these and use them every day:
- New lead: first message, not yet qualified
- Qualified: budget, area and timing confirmed
- Inspection booked
- Offer / negotiating
- Closed
- Cold: no reply after three follow-ups
Once a week, open each label and follow up. That one habit beats any expensive CRM you won’t use. Add one more label for Landlords / sellers so supply and demand don’t get mixed up.
Quick replies: the 10 every agent needs
Quick replies are saved messages you send by typing “/” in a chat. WhatsApp allows up to 50, and they can include images and videos. Start with these ten:
| Shortcut | What it says |
|---|---|
| /hello | Thanks for your message, who you are, and one question: buying or renting? |
| /qualify | Budget, preferred area, number of rooms, move-in date |
| /inspect | Inspection days and times, meeting point, what to bring |
| /fees | Every cost on top of rent: agency, legal, caution, service charge |
| /docs | Which documents the seller will show and which checks the buyer should run |
| /location | Your office pin or the estate gate pin |
| /pay | How payment works, and a warning never to pay into a personal account without verification |
| /sorry | Polite note that the property is gone, with two alternatives |
| /later | Promise of a reply within a stated time |
| /thanks | Post-inspection thank-you with next step |
Keep a copy of your quick replies outside WhatsApp. The Help Center notes that deleted quick replies can’t be recovered.
Selling land to buyers abroad? Send them our free Land Verification Checklist. It answers their safety questions and makes you the agent who helped them check.
Greeting and away messages that set honest expectations
A greeting message goes to new contacts automatically. An away message goes out when you’re outside your set hours. Keep both short and honest.
Greeting: “Hi, thanks for contacting Ade Bello Properties. Are you looking to buy, rent or sell? Send the area and your budget and I’ll reply with options.”
Away: “Thanks for your message. I reply between 8am and 7pm, Monday to Saturday. Send the property code or area and your budget, and I’ll come back to you first thing.”
One catch: if you switch on Meta’s AI agent, WhatsApp says greeting and away messages are turned off while the AI handles chats.
Is the verified badge worth it?
Maybe, but check first whether you can get it. The badge comes with Meta Verified for Business, a paid subscription that also includes extras such as free business broadcast messages. Availability and price vary by country. To see if it’s offered to you, open WhatsApp Business and look under Settings, then Business tools. If it isn’t there, it isn’t open in your country yet. We haven’t been able to confirm a Nigerian price, so we won’t quote one. And a badge doesn’t replace being verifiable: a LASRERA number and a real office address do more for trust.
Put your WhatsApp on every signboard and listing
A click-to-chat link opens a chat with you in one tap, with a message already typed. Use it on property boards (as a QR code), Instagram bios, flyers and listing pages. The format is https://wa.me/234XXXXXXXXXX?text=Hi%2C%20I%20saw%20your%20board, using your number in international format without the plus sign. You can build one in seconds with this free WhatsApp link tool from our sister site YouMaximize.
Change the pre-typed text for each board, such as “Hi, I saw your board at Lekki Phase 1”, and you’ll know exactly which board each lead came from.
What most WhatsApp setup guides leave out
- Your number is your pipeline. If it gets banned, you lose every chat. Read why agents’ WhatsApp numbers get banned before you send your first bulk message.
- Back up your chats. Turn on chat backup to Google Drive or iCloud in settings.
- Don’t paste every listing into every group. Use the right tool for each job; our guide to broadcast lists, groups and channels explains which.
Frequently asked questions
Is WhatsApp Business free in Nigeria?
Yes. The WhatsApp Business app is free to download and use. Paid extras such as business broadcasts and Meta Verified are optional, and the per-message fees you may have read about apply to the WhatsApp Business Platform (API) used by large companies, not the free app.
Can I use WhatsApp and WhatsApp Business on one phone?
Yes, with two different numbers, one for each app. Many agents run a personal line on WhatsApp and their work line on WhatsApp Business.
How many quick replies can I save?
Up to 50, according to WhatsApp’s Help Center. They can include photos and videos, and you use them by typing “/” in a chat.
Can I show prices in my WhatsApp catalog?
Only in some countries. If the price field isn’t available to you, write the price in the item’s title or description.
Should I put my LASRERA number on WhatsApp?
Yes, if you’re a registered Lagos agent. Put it in your business description. Buyers increasingly check, and it separates you from the fake agents they’ve been warned about.
