A luxury home’s price should be compared with the specific property, legal interest, condition and cost of running it. “Ikoyi” or “Lekki” is not a specification, and an attractive listing is not evidence that a sale has completed at its advertised price.
A dated Ikoyi asking-price example
On 21 September 2026, Nigeria Property Centre listing 3587812 displayed an asking price of NGN 4.2 billion for a property advertised as a five-bedroom penthouse in Ikoyi. The page showed a posting date of 24 July 2026.
This is one advertisement, not an area average, completed-sale record, valuation or endorsement. The listing’s category and description also need reconciliation with the seller: verify the exact unit and interest offered. Availability, condition and promotional amenity claims have not been independently certified by Lands of Nigeria.
Compare properties, not only neighbourhood names

Use the same categories for homes in Ikoyi, Victoria Island, Lekki or another Lagos location. Record the actual address and access, not just the area’s brand.
Inspect the systems behind the finishes
Ask a competent independent inspector to assess the relevant building condition and services. Keep a written defects and exclusions record. A staged photograph of a kitchen does not answer questions about water supply, drainage, electrical systems or maintenance access.
Where power, lifts, pools or security are shared, request the operating arrangements and cost allocation. Ask what happens during equipment failure and how major replacements are funded.
Read the service-charge history
Request the current budget, what it includes, recent changes and available accounts. Clarify whether power usage is metered separately, whether a reserve is collected and which costs remain the owner’s responsibility.
For illustration, a home with an invented NGN 6 million annual shared-service charge requires NGN 500,000 per month on average for that line alone. This is arithmetic, not a Lagos service-charge estimate; it excludes separately billed consumption and other expenses.
Buying off-plan or unfinished?
Have your advisers review the developer, site documents, approved design, payment terms and remedies. Ask what independent evidence supports the construction programme and who confirms progress. Do not treat a render as proof of delivery.
