A 200-hectare estate with a corporate developer, an estate management company and a global C of O is a different risk profile from a “mini-estate” a hustler carved out of family land last year. 2. Victoria Garden City (VGC) — ~213 hectares

VGC is the benchmark for a large, mature Lagos estate: about 213 hectares off the Lekki-Epe Expressway, established in the early 1990s by HFP Engineering, mixing residential and commercial. It has its own residents’ association, security and infrastructure, and one of the more secure title histories in Lekki. Melrose Park occupies about 14 hectares and shares a boundary with VGC, which gives it a similar address prestige at a slightly different price point. It’s a contemporary, architecturally-driven estate — smaller, but very much in the premium Lekki cluster.

5. Lekki Gardens — ~10 hectares (flagship schemes)

Lekki Gardens is one of the best-known mass-market estate brands in Lagos, with flagship schemes covering around 10 hectares near notable Lekki/Ajah landmarks. It made estate living accessible to a much broader income band than VGC or Pinnock — though buyers should still verify the specific scheme’s title and approvals, as the brand spans many developments of varying maturity.

What most “biggest estates” lists leave out

Here’s the part the prestige rankings skip: size is only useful to you as a safety signal, not a status one. A large, properly-registered estate with a corporate developer usually gives you a global Certificate of Occupancy, a genuine estate layout approved by the state, real roads and drainage, and an estate management company that protects your resale value. That’s the actual reason to care about scale. A tiny “estate” that’s really one man’s excised plot gives you none of that — and that’s where most estate-buying disasters happen.

Watch out: “Estate” is not a legal guarantee of anything. Anyone can print signboards. Before you pay, confirm the estate’s Certificate of Occupancy or excision/gazette status, the layout approval, and who legally manages it. Big, old, corporate-backed estates pass these checks easily; the risky ones don’t.
