Survey-plan cost in Nigeria depends on the location, measured area, type of survey and work included. There is no verified nationwide 2026 price in this guide. For a Lagos reference, the Nigerian Institution of Surveyors’ published 2024 policy lists private-title fees by zone. Use that dated schedule to question a quotation, not as proof of today’s complete bill.
A survey plan helps identify the land being discussed. It does not establish that the seller owns it or that you may build on it. Before paying for a plot, have a registered surveyor check the site and an independent property lawyer investigate the seller’s rights and transaction documents.

What are you paying a surveyor to do?
Ask for the assignment in writing. Is it a new perimeter survey, verification of an existing plan, re-establishment of boundary beacons, a topographical survey, or another service? These are not interchangeable products.
A useful quote identifies the site, estimated area, deliverables, site work, applicable record submission and any separately charged searches. Ask what changes if the measured area differs from the seller’s description.
Check the practitioner’s registration and current eligibility through SURCON, using independently obtained contact details. A logo or registration number printed on a quotation is something to verify, not verification in itself.
Do not assume every state’s procedure uses the same stamps or submission steps. Have your surveyor explain the requirements for your intended transaction and confirm them with the relevant state office.
Lagos survey fees: what the published 2024 schedule says
The NIS Lagos 2024 cadastral survey practice policy publishes the following minimum survey fees for private titles. It is a professional institution’s dated policy, not a verified September 2026 government invoice.

Do not choose a zone from the neighbourhood name alone: the policy includes special waterfront and highway corridors. Ask the surveyor to identify the applicable entry for your precise site and confirm whether a later policy supersedes it.
These figures do not establish a national market average, total purchase cost or current charge for government charting. The earlier draft incorrectly described NGN 1,336,700 as a general starting price for all 701-1,500 sqm plots; it is the Zone B entry in this schedule.
Separate the professional quote from official charges
Use two columns: what the surveyor charges for their services, and any official fees or third-party expenses. For each official charge, request its purpose, the responsible authority, a current assessment or published basis and a receipt. Ask whether the professional will collect it on your behalf or you will pay through an authorised channel.
Keep charting, a title search and site verification distinct. They answer different questions. The Lagos planning regulations include a charting form referencing planning and acquisition information; that does not make charting a complete guarantee of ownership or freedom from every dispute. If a report identifies acquisition, an alignment, a boundary mismatch or another restriction, pause and get the written finding explained by your surveyor and lawyer. Do not rely on the seller’s verbal promise that it will be resolved.
Seven questions to ask before accepting a survey quote
- What is the assignment? State the survey type and the land it covers.
- What information supports the price? Ask for location, area, scope and any referenced fee schedule with its date.
- Which expenses are separate? Identify site access, travel, clearing, official searches and taxes where applicable.
- What will I receive? Agree the required plans, reports, copies and evidence of applicable submissions.
- Who performs and signs the work? Verify the named practitioner’s details and current eligibility.
- What is the proposed timetable? Separate field work from steps dependent on government processing or third parties.
- What could change the price? Record how extra scope or an area discrepancy will be approved before it is charged.
A lower quote is not automatically fraudulent; a higher quote is not proof of a better survey. Compare the same assignment and ask for an explanation of material differences.

Identify the area and location used for pricing, the fee-policy date if relevant, deliverables, record-submission responsibilities, separately payable official charges, proposed timing and conditions that could change the total. Share title papers, personal details and precise site coordinates privately with the professionals you appoint, not in public comments or social-media groups.
What to check in the completed assignment
Have your surveyor reconcile the physical site with the plan and explain any discrepancy in area, boundary marks or coordinates. Request written findings and the supporting official responses relevant to the agreed scope. A seller’s emailed image or a visual inspection of a seal is not enough.
Your lawyer should separately investigate the title history, seller’s capacity and restrictions affecting the transaction. None of the checks in this article substitutes for that project-specific advice.

No. It identifies or records land and boundaries for its stated purpose. A person may possess a plan without the right to sell the property. Have a lawyer investigate ownership, the seller’s authority and the documents required for your transaction.

Not necessarily. Ask what your professional quotation includes and obtain the applicable official assessment for separately charged services. Do not pay an unexplained amount described only as “government money”.
Do I need a new plan if one already exists?

How long does a survey take?

You can appoint local professionals and agree reporting and payment arrangements remotely. Ask who will attend the actual site, how findings will be documented and how you can verify official responses. Remote communication does not eliminate the need for on-the-ground work.
