What’s the difference between a septic tank and a soakaway?
A septic tank receives wastewater and separates some solids from the liquid. Its outlet still requires appropriate treatment and disposal. An infiltration system uses suitable soil as part of that process; it is not appropriate for every plot. The US EPA explanation of septic systems describes the general process, not Nigerian design requirements.
Have the project’s qualified designer assess soil, groundwater, flooding, available space and nearby water sources before deciding on a soakaway. Do not assume that making a pit larger or deeper makes an unsuitable site safe.
How should you budget for a septic tank in Nigeria?
Obtain dated, itemised quotations against one approved design. We could not substantiate the earlier national price ranges with comparable current quotations, so they should not be used as a spending target.

What size and construction method do you need?
Do not select tank volume, reinforcement or infiltration dimensions from a household-size table on a blog. Ask the designer to document the occupancy and wastewater assumptions, ground conditions, treatment requirements and maintenance arrangement behind the proposed system.
Materials and construction methods must suit that design. Compare installation requirements, inspection and testing, access for repairs, supplier support and the complete lifetime maintenance plan. This article does not recommend a universal blockwork, cast-concrete or prefabricated solution.
A biodigester is not automatic permission to discharge into a roadside drain. Ask for documented treatment performance, a suitable discharge arrangement and confirmation of applicable approvals. Do not confuse stormwater drainage provisions with permission to discharge sewage.
What estimates can leave out
Water-source protection. Ask the designer and responsible authority to confirm the required separation and siting for this specific site, including neighbouring wells. A generic distance cannot establish safety without considering the ground and water conditions.
Maintenance access. Confirm how the system will be inspected, serviced and emptied without unsafe entry or damage to the property. Get a local maintenance quote describing the service and waste-disposal arrangements.
Cover and excavation safety. Structural design and temporary works belong with qualified professionals. Keep people away from unsafe covers and open excavations; do not enter a septic tank or confined chamber yourself.
In Lagos, regulation 18 of the published 2019 Building Control Regulations addresses adequate capacity, protection of water supplies, ventilation and access for maintenance. Confirm current project requirements with the relevant authority. These provisions do not establish a standard market price.

Follow the system’s maintenance plan and professional inspections. The US EPA’s maintenance guidance notes that pumping frequency depends on household size, wastewater, solids and tank capacity. Its general intervals are not a fixed Nigerian requirement.
Does a biodigester remove the need for a disposal plan?
No. Treatment performance, residual waste, servicing and the authorised outlet all need to be established for the actual product and site.
Is the water from a nearby borehole safe?
Appearance and distance alone do not establish drinking-water safety. Obtain appropriate water testing and professional advice, particularly where wastewater leakage or flooding is suspected.
